About Development ApplicationsDAs are necessary for all forms of development that include the use of land, subdivision of land, erection of a building, the demolition or carrying out of work, or any matter covered under an environmental planning instrument. The scale and type of a development determines the level of assessment required. A development is classified according to the potential level of impact on the environment and the community. Development requiring the submission of a DA can be classified as local development, integrated development, designated development and state significant development. These types of development require the preparation of documentation describing the potential environmental and social impacts of the development - in the form of an SEE, EIS or Environmental Assessment. Advitech has the skills to liaise with relevant agencies during the development application process to obtain required approvals. Local, integrated and designated developments require consent from the local council, while state significant developments require consent from the Minister for Planning. During the preparation of a DA, Advitech determines the level of assessment required in relation to the consent authority. The issues considered include the operating parameters of the proposed development; its applicability under the Environmental Planning and Assessment Act 1979 and Regulation 2000; environmental planning instruments and local environment plans; existing environment protection licences; the potential environmental, social and economic effects of the development; and the environmental, social and economic conditions prior to the development.
